I’m offering my beautiful apartment for a swap with a heavy heart. In exchange, my fiancé and I are looking for a larger and more modern apartment, preferably with 4 rooms or a large 3.5-room layout. My bright 3.5-room apartment is located in a lovely green residential area in District 4 (Eichbühlstrasse, 8004 Zurich). The apartment is near Albisriederplatz and Letzigrund Stadium, in a quiet 30 km/h zone. The southwest orientation offers nice sunsets and a great atmosphere on the balcony (with Schrebergarten in front of the building). This is a small, renovated old building apartment with approximately 65-70 m². All rooms have parquet flooring, with the living room and bedroom featuring beautiful herringbone parquet. There is a balcony, attic, basement room, bicycle room, and parking space. A large laundry room with two washing machines and a dryer is available for shared use, as well as a large communal garden. The apartment is on the 1st floor, with a young lady living below in the high parterre. The kitchen is equipped with a dishwasher. Apartment layout: • 1 bedroom approx. 14 m² • 1 dressing room/office approx. 12 m² • 1 bathroom with bathtub • 1 separate toilet • Kitchen with dining area • Large living room with dining table • Hallway • Balcony The only two drawbacks of this apartment are the thin walls and not very well-insulated windows. Because of the thin walls, you can hear the neighbors walking, closing doors etc. Fortunately, there are never any parties or loud music, as the neighbors are very considerate. The apartment has an indefinite lease, and we are relatively flexible with the move-out date, though early 2025 is preferred. The lease can be terminated with a three-month notice period at the end of the month (except December), the same applies to the parking space. Rent including additional costs is CHF 1960, with parking at CHF 165. As mentioned, I’m moving out because my fiancé and I want to move into a larger and more modern apartment.
