Looking for 2,5 room apartment

I'm currently living in 33m2 2 zimmer Studio furnished apartment in Ostendstraße which is close to S Bahn/Tram/Bus stops, supermarkets, coffee shops, pharmacy and river. Total rent includes internet and electricity is separate which I'm paying 45€ per month. Apartment is in second floor without elevator and balcony. I'm planning to move out and looking 2.5 to 3 room apartment as I'm bringing my family from India. I already discussed with my landlady and she agrees to find a replacement. She is looking for permanent employment contract or working students.
